The Ottawa range at a glance
HomeStars reports an average Ottawa repair of $1,800 with a spread from $300 to $10,000. One Ottawa roofing firm prints $400 to $2,500 for the city, against $300 to $3,000 across Canada. The spread is the point: a handful of shingles and a rotted deck are different jobs.
Small jobs sit at the bottom. The same firm lists $300–$700 for missing or damaged shingles. Another Ottawa firm’s FAQ puts small repairs at $150–$400. Leak repairs run $500–$1,500, flashing and vent work $400–$1,000, and gutter or fascia fixes $200–$800. Deck and underlayment repair tops the list at $1,000–$3,000.
What moves the number
How much is damaged: one lifted tab or a whole valley. Material: asphalt is the cheapest to patch, metal needs specialised tools, slate and cedar cost the most. Access: a steep pitch or a three-storey house needs scaffolding or extra safety gear, and the labour grows. Labour rate: HomeStars shows $50–$100 an hour, one firm $60–$120. Weather: freeze-thaw cycles and snow cover slow the work.
The decking is the wild card. Water that has run for a few seasons softens the sheathing, and nobody sees it until the shingles come off. A quote should state a unit price for replacing boards.
Reading the quote line by line
A repair quote should name the spot, the cause, the method and the materials. It should show:
- The leak source, with a photo, and what is being done to it.
- Flashing, sealant, shingles or underlayment, each with a quantity.
- Disposal and cleanup, and whether a magnet sweep for nails is included.
- The total with HST, and a start and finish date.
- A workmanship warranty, in writing, separate from the manufacturer’s material warranty.
A roofing contract in Ontario must carry the work described with an itemized list of materials, the total with taxes, the schedule and the payment terms. The guide’s deposit advice is 10% of the project cost at most. The rules are on the roofing contracts in Ontario page.
Repair, replace, or a bigger bill later
JDM Roofing’s guide suggests repairing when damage is isolated and an asphalt roof is younger than 10 to 15, and replacing when damage is widespread or the roof nears age 20 to 25. Repeat repairs tip the balance. The repair or replace page walks through that choice, and the roofing cost in Ottawa guide shows new-roof prices side by side. If the repair is a leak, roof leak repair describes how a company traces water to its entry point; flashing jobs have their own page at flashing and chimney.
Finding the leak is part of the price
A leak quote often includes the diagnosis. A basic Ottawa roof inspection is $180–$380 on the HomeStars city table; see roof inspection. Some companies fold it into the repair price, some bill it separately. Ask which applies.
Timing
Repairs pile up behind the spring melt. A temporary fix can hold until the roof is dry. Say in the request if water is entering now.
Who you are dealing with
The company that calls you sets its own prices; the ranges above show only what published sources print. Compare its figure with these lists, and ask it to explain any line well outside them.
Questions to ask the company
- Is the price a fixed figure for this repair or an hourly rate with a cap?
- What is the minimum charge for coming out, and does it come off the repair?
- If the deck under the shingles is soft, what does a sheet of plywood cost, and who approves it?
- Does the price include disposal, cleanup and a magnet sweep for nails?
- What does the workmanship warranty cover, and for how long, in writing?
Have this ready for the call
- Photos of the stain, taken from the ceiling and the attic if you can reach the hatch
- The date it first leaked and the weather at the time: rain, thaw, wind
- Roof age, material and storeys
- Past repairs and any invoices
- Photos of the roof from the ground showing missing shingles or bent flashing
Questions people ask
Why do two Ottawa quotes for the same leak differ by $1,000?
One may price a patch and the other a flashing replacement plus new underlayment. The cheaper quote might leave the cause in place. Ask each company to name the exact spot, the repair method and the materials, then compare those lines, since the totals describe different work.
Is there a minimum charge for a small roof repair?
The sources we opened print no call-out minimum for Ottawa roofers. Small repairs appear at $150–$400 on one Ottawa firm’s FAQ. Ask the company whether it charges a minimum for the visit, what it is, and whether it is credited if you proceed with the work.
Does roof repair cost more in winter?
One Ontario firm says asphalt shingles need temperatures above 7°C to seal properly, while leak patches, flashing and ventilation fixes can be done in colder weather. A company may do a temporary fix first and finish in spring. Ask what the temporary work costs and whether it counts toward the final bill.
Are taxes included in the roof repair prices I see online?
Published ranges rarely say whether HST is in. Ontario requires the contract to show the total cost with all applicable taxes, so ask for the figure with HST on the first page. Compare quotes with taxes, disposal and any permit all stated in writing.
Can a roofer bill extra after the work starts?
Under the Ontario guide for roofing businesses, a contract that includes an estimate cannot be exceeded by more than 10% unless the customer asks for added work and both sides sign a change. A hidden rotten board is the usual case, so the quote should say how it will be priced.
What is the cheapest way to avoid a repair bill?
A roof inspection once a year or two finds a lifted shingle or a dry sealant line while the fix is still a small job. HomeStars prices a basic Ottawa inspection at $180–$380, against a $1,800 average repair, and the report gives you photos to compare.
