In short

  1. 01Ottawa roof repairs average about $1,800 on HomeStars; reported jobs run from $300 to $10,000.

  3. 03Water on a ceiling can show up well away from the hole. The roofer traces it from the attic and the roof.

  5. 05Repairs that reach the rafters count as structural work, which needs a City of Ottawa building permit.

What to ask before you book

  1. Q1Will you check the attic as well as the roof to find where the water gets in?
  2. Q2Is your price for the repair as described, or by the hour plus materials?
  3. Q3If you find soft or rotten decking once the shingles are off, what does each extra sheet cost?
  4. Q4Can you match my shingle colour and profile, and what if the line is discontinued?
  5. Q5How long is your workmanship covered on this repair, in writing?

Before the visit

  • Where the water shows inside: the room, the ceiling or wall, and a photo of the stain.
  • When it leaks: steady rain, wind-driven rain, a thaw, or only when snow sits on the roof.
  • Ground photos of the damaged area; zoom in on lifted, cracked or missing shingles.
  • Spare shingles from the last re-roof, if any are left in the garage.
  • How to reach the attic hatch, and what is stored below it.

Tell the roofer where the water goes

A leak report from inside the house is the most useful thing you can send. Name the room, say whether the water shows on the ceiling, down a wall or around a light fixture, and attach a photo of the stain. Then say what the weather was doing: steady rain, wind from one side, a thaw after a snowfall.

From the ground, look for shingles on the lawn, a patch of a different colour, a bent vent cap, or a gap where the roof meets a chimney or a wall. Photos taken with a zoom are enough. The roofer goes up; you stay on the ground.

Common repairs on Ottawa houses

  • Blown-off or lifted shingles. Wind takes tabs off the ridges and edges. The main question is whether matching shingles can still be found.
  • Flashing. Metal strips seal the joints at chimneys, skylights, plumbing vents and walls. Lifted or rusted flashing lets water in even under good shingles.
  • Vents and pipe boots. Rubber collars around plumbing stacks crack, and water runs down the pipe.
  • Rotten decking. Once water has sat in the wood for a while, the roofer has to cut out and replace sheets before re-shingling the area.
  • Winter leaks. Ice dams at the eaves push meltwater under shingles. The fix may include attic ventilation and insulation as well as roof work.

What a repair quote should spell out

A clear repair quote names the area to be opened, the materials (shingle brand and colour, flashing, underlayment), the price for any decking found rotten, cleanup and disposal, and the total with HST. Ottawa roofers list removal of old materials, disposal, equipment and permits among the costs that may be added, so check each is either in the price or written as an extra.

Agree in writing how hidden damage is handled. Ontario lets the price go above the estimate by 10% at most unless you sign a change for extra work.

When the repair turns structural

Shingles, flashing and decking sheets are roofing work. Sagging, cracked or rotten rafters and trusses are structure, and the City of Ottawa requires a building permit for structural repairs and alterations. If the roofer finds that kind of damage, expect the job to pause while the permit question is sorted, and ask who applies for it.

Who you are dealing with

Ottawa Roofing Desk passes your work order to one independent local roofing company. That company calls you, inspects the roof, quotes the repair and does it. You decide whether to go ahead.

Questions

01Is it worth fixing, or is it time for a new roof?

HomeStars’ Ottawa guide points to a new roof when the roof leaks again and again, when many shingles are cracked, after heavy tree or storm damage, or when the repair would cost more than replacing it. Ask the roofer to price both if the roof is near the end of its life.

02Why is the stain far from where the roofer found the hole?

Water runs along the deck, rafters and vapour barrier before it drips. That is why the roofer may need the attic as well as the roof to trace a leak.

03My ceiling only leaks during a thaw. What does that mean?

It can be an ice dam. Heat leaking into the attic melts snow on the roof, and the water freezes again at the cold eaves. The next melt backs up under the shingles. Patching shingles alone may leave the cause in place, so mention it in the work order.

04The roofer found rot halfway through. Can the price change?

Under Ontario rules, a business can charge at most 10% above the estimate unless you need extra or different work and both of you sign a change to the contract. Agree on a price per sheet of decking before work starts.

05Can a roofer come out in the middle of winter?

Write the problem and how urgent it feels in the work order. The company tells you on the call what it can do in the current weather and when.
