Two communities, two kinds of roof
Riverside South and Manotick sit next to each other and look nothing alike from the roofline. Riverside South is a suburb. Wikipedia says the area was mostly vacant land and a few farms in the early 1990s, the first homes went up in 1996, and the 2021 census counted 19,802 people. Manotick is an older village founded in 1864 on the Rideau River, about 25 km from downtown, with 5,315 residents in 2021.
That split matters for a roofer. In the subdivisions the questions are roof age, flashing and whether the first shingles are due. In the village the questions include heritage status and older framing. The Barrhaven page covers the suburb to the west.
Riverside South: roofs that start in 1996
The oldest Riverside South roofs are as old as the community. A house built in 1998 may be on its first roof, or on a second one. Inspection catches early failures such as lifted shingles and worn flashing. A roof inspection gives the company a written picture before anyone talks replacement.
Honey Gables is the exception. Its three streets west of River Road were first built around 1950 and now sit among newer development. An older house like that can have older boards under the shingles, which changes what a repair finds.
Manotick: stone, brick and heritage questions
The village has buildings from the 1860s and 1870s. Dickinson House dates to 1863, Watson’s Mill to 1860, and St James Anglican Church to 1876, all listed by Wikipedia. An old house there may carry heritage status.
A local roofing firm’s summary of the City’s rules says exterior changes, including roofing material, on designated properties or inside a Heritage Conservation District typically need a heritage permit. This page cannot say which Manotick houses are covered. Check the property’s status first and tell the company; it can quote with that in mind. The rules are separate from the building permit covered in the roof permit guide.
Costs, and what a longer drive can add
One Ottawa firm says an average asphalt shingle replacement, a typical roof with no special conditions, runs $5,000 to $10,000. A second firm’s repair list starts at $300 to $700 for a few shingles, $800 to $1,500 for flashing, valleys or vent boots, and $2,000 to $3,000 or more for structural or underlayment work. The first page prints no date; the second is dated 16.10.2025.
The price drivers are the same everywhere: slope and height, layers to remove, the deck’s condition, access and disposal. In Manotick and the rural parts, access to a long lane and the distance from the city can add time. Ask whether travel is in the figure. The full table is in the roof replacement cost guide.
Contract and timing
Ontario’s guide says a written agreement is needed for any contract over $50, and it should state the work, materials, warranty, total with taxes, schedule and who cleans up. Estimates can rise no more than 10% without a signed change. The customer is responsible for permits, though many contractors offer to get them, and the contract should say who does. After a winter, what to check after winter lists the signs to report.

Questions to ask the company
- Do you cover both Riverside South and Manotick, and is there a travel charge to my address?
- How do you get equipment and a dump bin to my driveway or lane?
- Does the price include removing the old shingles and hauling them away?
- If you find damaged boards once the old roof is off, how is that priced?
- What written warranty comes with the work, on materials and on labour?
Have this ready for the call
- Build year of the house and when it was last re-roofed, if known
- Photos of each slope from the ground, plus any stain inside
- Where trucks can park, and the width and surface of the driveway or lane
- Heritage status of the building, if the house is old, and any paperwork you have
Questions people ask
Is Manotick part of Riverside South?
They are neighbours with different settings. Wikipedia places Riverside South in the suburban south end next to Barrhaven, and Manotick immediately south of it, in Rideau-Jock Ward. Write the full address in the request so the company knows which one you mean.
What should I tell a roofer about a house built after 1996?
Give the build year and who built the street, if you know it. Riverside South’s first homes date from 1996, so the oldest roofs are as old as the community itself. The roofer judges condition from the shingles, flashing and attic; the year is only a starting point.
Do the Honey Gables houses need a different approach?
Honey Gables, three streets west of River Road, was first built around 1950, per Wikipedia. An older house can have older decking, and a local firm notes that widespread deck replacement may count as structural and need City confirmation. Say in the request that the house predates the new subdivisions.
My Manotick house is old. Do heritage rules apply?
They can. A local roofing firm’s summary says exterior changes, including roofing material, on designated properties or in a Heritage Conservation District typically need a heritage permit. Whether your house is covered depends on the property, so check its status before the quote and mention it in the request.
How does a quote differ from an estimate in a roofing contract?
Ontario’s guide says that when a contract includes an estimate, the contractor cannot charge more than 10% above it unless a signed change covers extra work. The contract also lists the work, materials, schedule and payment terms. Ask the company to put the figure in the contract.
Does a longer drive from the city raise a roofing price?
Some companies add a travel charge or time, others do not, and no published Ottawa figure sets a rule. Manotick is about 25 km from downtown, so ask the company that calls whether travel is in the price. Hourly rates quoted by one Ottawa firm run $60 to $120.
