In short
- Wikipedia dates Kanata's first street to 1964 and calls Beaverbrook and Glen Cairn among its oldest neighbourhoods.
- HomeStars Ottawa figures: repair averages $1,800 (reported $300 to $10,000), asphalt replacement $7,200, metal $22,500.
- A plain re-shingle in Kanata needs no City building permit. Structural work and heritage properties follow other rules.
- Kanata sits about 22 km west of downtown along Highway 417, so a company based in the core plans the drive into the visit.

Kanata’s roofs by age
Kanata began as a planned community. Wikipedia says the developer Bill Teron bought over 1,200 hectares of rural land in the 1960s and the first street, Tiffany Crescent, went in during 1964. Beaverbrook is described as the first and oldest neighbourhood, and Glen Cairn as one of the oldest. Houses that old are likelier to be on a second or third set of shingles, which the roofer confirms by counting layers.
North of Terry Fox Drive the story changes. Wikipedia lists Morgan’s Grant, Briarbrook, Briar Ridge and Brookside in South March, where it says development is still under way, and describes Bridlewood, with Emerald Meadows and Monahan Landing as names for its southern part, as still under development. Roofs on newer streets raise other questions: builder warranty, flashing quality and attic ventilation.
Name your neighbourhood in the request so the company knows what era of roof to expect.
What a roof visit in Kanata covers
A company looks at the shingles first, then the parts that fail before the shingles do: flashing around chimneys and vents, the valleys, the eaves and the attic underside. See roof repair for the common repairs and roof inspection for a look-over without a repair order.
The company can say whether repair or replacement fits once it has seen the deck and counted the layers.
Townhomes and condo corporations
Wikipedia notes that Kanata Town Centre, north of the 417, has many townhomes and stacked townhomes. In a condo corporation the roof usually belongs to the corporation, and the board books the work.
Before you send the request, find out three things: who owns the roof, who decides on repairs, and whether the corporation has a preferred schedule for work on the row. Write the answers in the request. If you own a freehold townhouse with a shared roofline, say so as well, because the neighbour’s side matters when shingles meet at the party wall.
What the numbers look like
The HomeStars Ottawa guide, updated 21.08.2026, reports an average repair of $1,800 with reports from $300 to $10,000. Asphalt replacement averages $7,200 and metal $22,500. Those are Ottawa-wide figures. A steep, cut-up roof sits differently from a simple gable. The company sets the figure after it has seen the roof.
Permits and paperwork
Re-shingling a Kanata house is on the City’s list of work that needs no building permit. Designated heritage buildings and Heritage District Overlay properties sit outside that list. Structural repairs are a separate matter, and roofing permits in Ottawa walks through the line. When in doubt, the City points to 3-1-1 or buildingpermits@ottawa.ca.
Ontario’s roofing guide wants any job over $50 on paper. Only a signed change lets the bill pass 10% above a written estimate, deposits should stay at 10% or less, and you can cancel a contract signed in your living room within 10 days. Roofing contracts in Ontario has the detail.
Winter on a Kanata roof
Ice at the eaves and snow on the ridge are the usual Ottawa winter causes of leaks. Ice dams explains the mechanism. A leak that shows up in a thaw points to the attic and the eaves before it points to the shingles.

Who you are dealing with
The form for your Kanata street goes to one independent roofer; this desk sends no crews of its own. The firm phones, inspects, quotes and works under a contract it signs with you. Read the quote and the contract before you sign.
Questions to ask the company
- Do you cover my part of Kanata, from South March to Bridlewood?
- Will you check the deck and the attic ventilation, or only the shingles?
- Is tear-off, disposal and cleanup of the yard in the written price?
- Who applies for a permit if my job needs one, and is that in the contract?
- What is the payment schedule, and how much is the deposit?
Have this ready for the call
- Your street and the neighbourhood name, such as Beaverbrook or Bridlewood.
- The roof's approximate age, and whether it has had one layer of shingles or more.
- Photos taken from the ground: the whole roof, the stain on the ceiling, any missing shingles.
- Whether the house is freehold, a townhouse in a condo corporation or a stacked unit, since the corporation may control roof work.
- Where a ladder and a bin can go, including any laneway or shared driveway.
Questions people ask
My Kanata roof is two and a half decades old. Should I plan for a new one?
Asphalt shingles can last two to five decades according to the HomeStars Ottawa guide, so age alone does not decide it. Curling, bare patches, granules in the eavestrough and repeat leaks do. The company that calls will look at the roof and say whether repair or replacement fits.
Does a roof in Beaverbrook differ from one in Kanata Lakes?
The age differs. Wikipedia calls Beaverbrook the first and oldest Kanata neighbourhood, so its roofs are likelier to be on a second or third set of shingles. Newer streets bring newer roofs and different questions, such as builder warranties. Say which neighbourhood you are in.
I own a stacked townhome in Kanata Town Centre. Can I order my own roof?
Often the condo corporation owns the decision. Check the declaration and ask the board or property manager before you request a quote. Write the corporation’s name and the manager’s contact in the request so the company can talk to the right person.
Can Kanata's new builds have roof problems?
Yes. Wind lifts shingles, flashing can be installed badly and attic air can be poorly ventilated at any age. If the house is still under a builder warranty, report the leak to the builder first and keep the date and photos. The company can still inspect it.
How soon after a request does a company call?
The service passes your request to one independent company, and that company sets its own call-back time. Choose the urgency on the form and add a phone number you answer.
